Chimney surveys in Isle of Dogs

Chimney survey in Isle of Dogs: what you get

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. Typical surveys look at disused chimneys trapping moisture and lifted or split lead flashings, across lead flashings, shared and party-wall stacks and flaunching.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Isle of Dogs has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Roof by roof

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Isle of Dogs questions

Does a conservation area affect roof work in Isle of Dogs?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Isle of Dogs?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Do you work in Isle of Dogs?

Yes. We survey roofs across London and South East England, Isle of Dogs included.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Leave it or get it looked at?

If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

What we can’t see

In fairness, there are limits to any roof survey:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What we look at

  • Chimney breasts
  • Flaunching
  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks
  • Shared and party-wall stacks

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. London terraces rarely offer a view of the whole roof from one spot, so in Isle of Dogs we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Advice

Chimney surveys in Isle of Dogs: local notes

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Isle of Dogs has a long history of building, with Queen's House about 0.8 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Greenwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as Surrey Quays Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Harbinger Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
