Chimney Survey in Cubitt Town

A careful look at the chimney stack at your property in Cubitt Town, and put it all in a photo-illustrated written report.

  • Gaps where the stack meets the roof
  • Loose, cracked or missing pots
  • Redundant stacks capped without ventilation

Chimney surveys for Cubitt Town homes and businesses

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Why us?

  • 5,000+ roofs surveyed
  • Customer satisfaction of 98%
  • Thermal imaging and drone inspection where they help
  • Covered by professional indemnity and public liability insurance

Chimney survey in Cubitt Town: what you get

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey shared and party-wall stacks, chimney pots and cowls and brick chimney stacks, and the problems we are asked to look at most are eroded joints in the brickwork and redundant stacks capped without ventilation.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Cubitt Town, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Keep track of stains on chimney breasts
  • File photos of the stacks with your home records
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Glance at the stacks from the street now and then

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What affects the price in Cubitt Town

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • How big the roof is
  • The number of roofs, including extensions and garages

To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. We will confirm the figure before booking.

What to let us know when you get in touch

When you call or email, these details help:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • Anything about access we should know

Most bookings start with a short call: call 07833 053749 or drop us an email. You will have a price before anything is arranged.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so a visit in Cubitt Town moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • Point out any leaks or damp patches

Local roofs in Cubitt Town

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Queen's House, about 1.1 miles south, is one of the historic houses in the wider area around Cubitt Town. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces like Mudchute Park and Farm can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you run a business near Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Cubitt Town is about 1 mile north of Greenwich, in Greater London. Cubitt Town gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our area takes in places right across Greater London, from the larger towns to small villages.

We survey roofs across the E14, SE10 and E22 postcode area for chimney surveys and the streets around it. Honest limits

In fairness, there are limits to any roof survey:

  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up

Cubitt Town questions

Can parking be tricky for a visit in Cubitt Town?

It depends on the street. If Cubitt Town has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How do I find out if my home in Cubitt Town is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

Different roofs, different checks

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.
