Roof surveys across E22: what to expect
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey natural slate, ridges, hips and valleys and chimney stacks, and people most often book us about lifted, split or missing lead flashings and gaps in the roof where coverings have gone.
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- We email a photo-illustrated written report and recommendations.
What you will pay
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Homes and roofs across E22
Homes across E22 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in E22. Flights that need permission only go ahead once it’s given.
Poplar: If you live near a park such as Bartlett Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as Tower Hamlets College, a written record of a large roof helps plan work for the holidays rather than in term time.
Landlords, agents and block managers in E22
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Leave it or get it looked at?
By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
Before booking any surveyor
- What exactly goes into their report
- What happens after the report arrives
- Whether the inside of the roof is included
- Their insurance cover
Why roofs fail
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.
Signs worth acting on include:
- Loose chimney pots
- Cracked mortar along the ridge
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Your questions about roof surveys in E22
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How do I arrange a roof survey in E22?
It’s easiest to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll point you to the right survey. Surveys run on weekdays and at weekends.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you survey in bad weather?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Will the report say how many years my roof has left?
We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
