Landlord roof survey in Poplar: what you get
We survey let and shared roofs in Poplar and across London and the South East. A visit normally takes an hour or two on an ordinary house, or half a day or so for a commercial building. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where it applies. You then get a photo-illustrated written report. Typical surveys look at choked outlets and gutters and missing or loose roof coverings, across blocks of flats, converted houses and shared roofs.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about landlord roof surveys in Poplar
Does a conservation area affect roof work in Poplar?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will parking be an issue for a roof survey in Poplar?
It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Do you survey roofs shared between flats?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
The survey, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Mention any parking restrictions on your street
- Note where any stains or damp appear

Advice
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Who pays under the lease (that’s a legal question)
- Confirming asbestos in older roof materials
- A full structural assessment of the building
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.
Roof types and parts we check
- Flat roofs on blocks
- Blocks of flats

- Converted houses
What we are asked to look at in Poplar
Reports of leaks or damp from tenants frequently lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
Problems we come across frequently include:
- Slipped or missing slates and tiles
- Damp or stains in top-floor flats
- Gutters overflowing onto walls
- Cracked or leaning shared chimneys
Living close to Bartlett Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Questions to ask before you book
- Whether any drone flown is registered with the CAA
- What’s outside the scope of the survey
- Whether the price includes VAT
- Their insurance cover
Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
What a landlord roof survey looks like in Poplar
The wider area around Poplar has a long history of building, with Queen's House about 1.9 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark such as St Peter's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Tower Hamlets College, a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys
These tips come from what we see on roofs every week:
- Keep roof surveys on a rolling plan
- Keep the loft hatch clear and reachable
- Check your lease or ask a solicitor about who pays
- Hold on to old reports to compare later
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.
Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
