Flat roof surveys for homes and businesses in Poplar

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, upstands and outlets and EPDM rubber, and the problems we are asked to look at most are pools of water lying on the roof and outlets that hold water back.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Poplar, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Poplar moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work

Questions from Poplar

Can parking be tricky for a visit in Poplar?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Poplar listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Flat roofs in Poplar

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are several hotels within about a mile and a half of Poplar, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you let a flat or house near Canary Wharf station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Tower Hamlets College will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Note any new marks on ceilings beneath the roof
  • Make sure new fixings through the roof are properly sealed
  • Limit foot traffic on the covering
  • Book a survey every few years

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Signs you need a flat roof survey in Poplar

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Common reasons to book include:

  • Edge trims that have lifted or split
  • Leaks around rooflights
  • Dips that suggest the deck is deflecting
  • Standing water left after rain

A roof leak in a hotel or guest house around Poplar means lost rooms as well as repairs.

What’s in a roof survey

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof won’t leak in future
