Flat roof survey in Canary Wharf: what you get
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey single-ply membranes, EPDM rubber and upstands and outlets, and people most often book us about outlets that hold water back and failed upstands where the roof meets a wall.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Canary Wharf, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Look for standing water a day after rain
- Keep outlets clear of leaves and moss
- Keep records of when the roof was laid and what work has been done
- Plan a survey before the covering reaches the end of its usual life
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
Common questions in Canary Wharf
Do you look at commercial flat roofs near Canary Wharf, such as hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Does a conservation area affect roof work in Canary Wharf?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Do you cover Canary Wharf for flat roof surveys?
Yes. We survey roofs in Canary Wharf and the rest of Greater London, as part of our work across London and the South East. For a price, call 07833 053749 or send us an email.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
How long will you be at the property?
Time on site depends on the roof, but most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

What we look for on each type of roof
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Flat roof surveys around Canary Wharf
Within a mile and a half or so of Canary Wharf there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. The wider area around Canary Wharf has a long history of building, with Queen's House about 1.8 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as St Peter's Church, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Canary Wharf station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For hotels and guest houses around Canary Wharf, a roof problem found early is far less disruptive than one found by a guest.

Honest limits

- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor

How the survey works
The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a visit in Canary Wharf, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a written report with photos and our recommendations.
How to prepare
- If you are buying, let the agent know when we’re coming
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it’s shared
