Flat roof survey in London Docklands

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photos and our recommendations. If you’re worried about dips that suggest the deck is deflecting and outlets choked with leaves and silt, a survey will tell you what’s going on, on mastic asphalt, GRP fibreglass and felt flat roofs alike.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in London Docklands, the flat roof is often a shared part of the building.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

London Docklands: your questions answered

Is my home in London Docklands listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in London Docklands?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How long will you be at the property?

Time on site depends on the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you need a flat roof survey in London Docklands?

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Most people get in touch after spotting one of these:

  • Edge trims that have lifted or split
  • Upstands pulling away from walls
  • Dips that suggest the deck is deflecting
  • Water getting in at rooflights

Take a building like Tower Hamlets College: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What insurance they carry
  • Whether you can ask questions once you have the report
  • What the survey won’t cover

What a roof survey includes

Different roofs, different checks

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

What a flat roof survey looks like in London Docklands

The wider area around London Docklands has a long history of building, with Queen's House about 1.8 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. London Docklands has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

For businesses in and around places like Surrey Quays Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. Hotels and guest houses near London Docklands can’t easily close rooms for a leak, so it pays to find faults before guests do.

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Any roof job in London Docklands means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so in London Docklands we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.
