Roofs, chimneys and gutters in London Docklands
About 1.8 miles south lies Queen's House, a reminder of how long the area around London Docklands has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in London Docklands is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Canary Wharf station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Tower Hamlets College: a written record of a large roof helps plan work for the holidays rather than in term time.

Gutter survey in London Docklands: what you get
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, valley gutters and downpipes, and the problems we’re asked to look at most are leaks at the gutter joints and water backing up from a hidden gutter.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in London Docklands has one, it needs checking from somewhere that can actually see it.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Landlords, agents and building managers in London Docklands and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

Different roofs, different checks
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Cast iron gutters
A good many period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.
London Docklands: your questions answered
Can a landlord with a rental near Canary Wharf station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is my home in London Docklands listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What does the report include?
You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
How long does a gutter survey take?
It usually takes about 1–2 hours for a house, and about three to four hours for a commercial roof. We’ll give you an idea when booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Common roof problems in London Docklands
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
These are some of the problems a survey can pick up:
- Gutters that have fallen out of line
- Valley or box gutters that overflow inside
- Gutters overflowing in heavy rain
- Joints that drip after rain
If you own one of the older houses in the streets near St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Whether the inside of the roof is included
- What experience they bring
- Whether you get a written report with photos
- Their report turnaround times
What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Rot or damp concealed behind fascias or inside walls
- Blockages deep inside downpipes
- Asbestos testing of old gutters, downpipes or soffits
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Downpipes
- Fascias and soffits
- Parapet and box gutters
- Outlets and hoppers
- Eaves gutters
- Valley gutters
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in London Docklands runs like any other.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- You get a photo-illustrated written report and recommendations.
Before the survey
- Dig out any old roof reports or invoices
- Leave side gates unlocked
- Note where any stains or damp appear
