Gutter survey in Canary Wharf, Greater London
Gutter surveys in Canary Wharf, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Soffits marked by water
- Brackets that have dropped or snapped
- Joints that drip after rain
Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In Canary Wharf, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Gutter surveys for homes and businesses in Canary Wharf
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into soffits marked by water and cracked or loose downpipes, across valley gutters, fascias and soffits and outlets and hoppers.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Canary Wharf with this kind of roof, the hidden gutter is one of the first things to check.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. In Canary Wharf, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Clear the way to the loft hatch
- If it is not your property yet, arrange access through the agent
- Show us where any leaks or stains appear

Prices for gutter surveys in Canary Wharf
All our prices include VAT. What changes the price is:
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
- Roof area
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Questions from Canary Wharf
Can parking be tricky for a visit in Canary Wharf?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How do I find out if my home in Canary Wharf is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Will you photograph what you find?
Yes. Photos are part of every report.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How much time does the visit need?
It usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. You will know roughly how long when we arrange the visit.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just ring 07833 053749 or send us an email for a price.
Roofs, chimneys and gutters in Canary Wharf
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. Queen's House, about 1.8 miles south, is one of the historic houses in the wider area around Canary Wharf. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Shop and office owners around Surrey Quays Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of Canary Wharf station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Our Lady and St Joseph Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden sections we cannot view safely
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
What this survey covers
- Valley gutters
- Eaves gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Parapet and box gutters
Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Check from the ground or a window, not a ladder
- Watch for green marks down the brickwork
- Look for new stains on ceilings below valleys after rain
- Check that downpipes are firmly fixed to the wall
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
