How a gutter survey works in Coldharbour

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed choked outlets or hopper heads and gutters full of debris and silt, we can find out what’s behind it, on valley gutters, fascias and soffits and downpipes alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Coldharbour are no exception. Shared chimney stacks and the lead around them are just as important to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Surveys for landlords and agents in Coldharbour

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof by roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch for green marks down the brickwork
  • Include valley, parapet and box gutters when clearing
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Gutter surveys around Coldharbour

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Queen's House, about 1.5 miles south, show how far back building in the area around Coldharbour goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Living close to Mudchute Park and Farm is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you let a flat or house near Canary Wharf station, a dated record of the roof is useful when planning maintenance across a let.

What we’re asked to look at in Coldharbour

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

Here are some of the things we see often:

  • Sagging gutters and loose brackets
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Downpipes that are split or coming away

For site and facilities teams at buildings such as Woolmore Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • What insurance they carry
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?

What a good roof survey covers

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for a house, and longer for a large or complex roof. For a visit in Coldharbour, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before we arrive

Advice

Leave it or get it looked at?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Coldharbour: your questions answered

How do I find out if my home in Coldharbour is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is parking a problem for a survey in Coldharbour?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or drop us an email for a price.

Is there a good time of year to book a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
