Independent drone roof surveys in Coldharbour

Drone roof surveys for homes and businesses in Coldharbour

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed cracked slates and tiles out of sight from below and cracked mortar along the ridge, we can find out what’s behind it, whatever the roof.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Coldharbour is checked before any drone flight, and where permission is needed, the flight waits for it.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Why act early in Coldharbour

Close-up photos make conversations with roofers clearer. You can show exactly where the problem is. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Drone roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Coldharbour questions

Can parking be tricky for a visit in Coldharbour?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Is drone flying allowed in Coldharbour?

That depends on where the roof is and on the weather. The flight restriction zone around London City Airport covers Coldharbour, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. Coldharbour is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

How long is the visit?

Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The report follows by email.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Keep dogs indoors during the visit
  • Move stored items away from the hatch
  • Allow time for permission if you’re in a flight restriction zone
  • Check there’s room outside for the drone to take off

With the Premium Survey, the report arrives the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

Look at the roof from the ground after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes about one to two hours at a house, including the airspace and weather checks before take-off. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Coldharbour moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

How to prepare

  • Make sure we can get to the back of the property
  • Tell us about any leaks, stains or damp patches you know of
  • Have any paperwork from past roof work to hand

When you need someone else

It is a careful look at the roof, not the whole story. Its limits include:

  • The underside of the roof (that needs an inside check)
  • Photos in conditions too poor to fly
  • Neighbouring roofs the owner hasn’t asked us to survey

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors

Different roofs, different checks

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. Their condition is noted in the report.

How we price drone roof surveys

When we price a survey, we consider:

  • House, block, shop or office
  • How big the roof is
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Helping us price your survey

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • The property’s address and postcode
  • How the loft is reached, if there is one

To book a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Airspace, weather and Coldharbour roofs

Coldharbour is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. With Queen's House about 1.5 miles south, Coldharbour sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you run a business near Surrey Quays Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. Take a building like Woolmore Primary School: big roofs are where photos from the air and thermal images show the most at once. Coldharbour is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised.
