Gutter survey in Heron Quays: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We’re frequently asked to look into brackets that have dropped or snapped and dripping or leaking gutter joints, on parapet and box gutters, fascias and soffits and eaves gutters.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Heron Quays are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What a gutter survey looks like in Heron Quays
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Queen's House, about 1.7 miles south-east, show how far back building in the area around Heron Quays goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Canary Wharf station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. The streets around a church such as St Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Heron Quays
Will parking be an issue for a roof survey in Heron Quays?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Does a conservation area affect roof work in Heron Quays?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Look for new stains on ceilings below valleys after rain
- Note any damp stains below the gutters
- Make sure downpipe clips are holding
- Book gutter clearing once a year, more often near trees
If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. In Heron Quays, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- Unlock side gates and any roof access doors
- Let us know about parking near the property
