Heron Quays Thermal Roof Survey

Thermal roof surveys across Heron Quays, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.

  • Cold spots on ceilings under the roof
  • Leaks far from where the stain appears
  • Wet insulation beneath the membrane

Thermal roof surveys for homes and businesses in Heron Quays

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot usually tell from the surface. We then check those areas with moisture readings. We are frequently asked to look into leaks far from where the stain appears and moisture around outlets and upstands, across ceilings below the roof, pitched roof slopes and loft conversions.

London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Signs you need a thermal roof survey in Heron Quays

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that’s moving quickly.

Look out for signs like these:

  • Thin or uneven insulation in the roof
  • Water that travels before it shows
  • Wet insulation beneath the membrane
  • Cold spots on ceilings under the roof

If you look after a shop, office or commercial unit, for instance near Surrey Quays Shopping Centre, large commercial roofs are often easiest to see by drone or thermal camera.

What to check before booking

  • Their insurance cover
  • Whether you get a written report with photos
  • What they will not be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Drones, thermal imaging and Heron Quays roofs

Heron Quays is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. Where the drone is part of the survey, the address is checked against it before any flight. There are several hotels within about a mile and a half of Heron Quays. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.

If you run a hotel or guest house in or near Heron Quays, a roof problem can mean rooms out of use. Parking in Heron Quays, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.

Heron Quays is about 2 miles north-west of Greenwich, in Greater London. Anywhere in Heron Quays, we can come and survey your property, on a weekday, Saturday or Sunday. Our Greater London coverage includes Heron Quays and the places around it.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a London area like Heron Quays, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How we price thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

Helping us price your survey

There is no need for technical words. Just tell us:

  • What made you get in touch
  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Heron Quays: your questions answered

How do I find out if my home in Heron Quays is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in Heron Quays?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Landlords, agents and block managers in Heron Quays

We survey roofs for landlords and letting agents as well as householders. A report with photographs gives you a clear record of the roof, useful for planning maintenance.
