What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. In London Docklands, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Show us where any leaks or stains appear
  • Have any paperwork from past roof work to hand

Thermal roof surveys for homes and businesses in London Docklands

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or email us with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at areas of a flat roof that may hold water and wet areas near outlets and upstands, across commercial roofs, insulated roof spaces and flat roofs.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in London Docklands, the address is checked against all of them, and where permission is needed, the flight waits for it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common roof problems in London Docklands

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that is moving quickly.

We are often asked to look at:

  • Cold areas below the roof
  • Water that travels before it shows
  • Damp patches with no obvious cause
  • Heat escaping through the roof

Take a building like Tower Hamlets College: big roofs are where close-up aerial shots and thermal images show the most at once.

Before booking any roof surveyor

  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you
  • Whether the price includes VAT

What to expect from a roof survey

Leave it or get it looked at?

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Useful tips for London Docklands property owners

Over many surveys, some simple habits stand out:

  • Keep a record of when stains appear
  • Move stored items away from the loft hatch
  • Ask us about the forecast if rain is expected
  • Do not switch the heating off before the visit

If you’re buying, the report gives you specific points to raise with the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Thermal roof surveys around London Docklands

London Docklands is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. If the drone is used for your survey, we check whether the address falls inside it before flying. About 1.8 miles south lies Queen's House, a reminder of how long the area around London Docklands has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Surrey Quays Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most. The streets around a church such as St Peter's Church are often among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

London Docklands is about 2 miles north-west of Greenwich, in Greater London. We cover London Docklands and the rest of Greater London. Across Greater London, we cover London Docklands.

Thermal roof surveys in E14, SE16 and E22 are booked the same way as anywhere else. Streets in the area include Castor Lane, Cassilis Road and Dockyard Lane, and we cover them all. You’ll find London Docklands on the A1206 and A1261, which makes it simple to reach. Nearby, we also carry out thermal roof surveys in Canary Wharf (1 mile west), Poplar (1 mile north), Heron Quays (1 mile south-west), Coldharbour (1 mile east) and Blackwall (1 mile east). We also work in nearby towns such as London (3 miles west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (5 miles west) and Shoreditch (3 miles north-west).

What’s near London Docklands

FAQs for London Docklands

How do I find out if my home in London Docklands is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are there drone restrictions around London Docklands?

That depends on where the roof is and on the weather. London Docklands is inside, or right on the edge of, the flight restriction zone around London City Airport. We ask the airport for permission before flying there, and only fly if it’s given. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 1 mile from London Docklands. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

How long is the visit?

Time on site depends on the roof; most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the deck or roof structure is strong enough
  • Clear results when the conditions on the day are poor
  • An energy rating for the building

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before you book. What a survey covers and does not.
