Roofs, chimneys and gutters in London Docklands
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Queen's House about 1.8 miles south, London Docklands sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For businesses in and around places such as Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Canary Wharf station may find that the gap between tenancies is a good time to have the roof looked at. If you live near a park like Sir John McDougall Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Chimney survey in London Docklands: what you get
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. Common reasons to book are damp on a chimney breast inside and redundant stacks capped without ventilation, on lead flashings, brick chimney stacks and flaunching.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in London Docklands with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Questions from London Docklands
Can parking be tricky for a visit in London Docklands?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
I let a flat near Canary Wharf station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Do you cover London Docklands?
Yes. We survey roofs across London and South East England, London Docklands included.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for most homes, a little longer where there are several stacks. In London Docklands, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered

How the survey changes by roof type
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We look at them and at the stack in the loft where there’s safe access.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- A structural engineer’s assessment
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.
