Landlord roof survey in London Docklands: what you get

Our landlord and block roof surveys cover London Docklands and the rest of London and South East England. A visit normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. If you’ve noticed cracked or leaning shared chimneys and worn ridges, hips and verges, we can find out what’s behind it.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in London Docklands has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a London area like London Docklands, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

Advice

What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Helping us price your survey

We will typically ask about:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Local roofs in London Docklands

The wider area around London Docklands has a long history of building, with Queen's House about 1.8 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as St Peter's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Common questions in London Docklands

Does a conservation area affect roof work in London Docklands?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Canary Wharf station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

Do you cover London Docklands for landlord roof surveys?

Yes. Our area covers London and South East England, London Docklands included.

Common roof problems in London Docklands

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

Things that frequently lead to a survey include:

  • Loose ridge or hip tiles
  • Ceiling stains reported by tenants
  • Choked outlets and gutters
  • Damaged pots and flaunching

For site and facilities teams at buildings like Tower Hamlets College, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • How long they’ve been surveying roofs
  • What exactly goes into their report
  • Their drone registration, if they fly one
  • What’s outside the scope of the survey

What a good roof survey covers

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Tell tenants when we’re coming
  • Book gutter clearing at least once a year
  • Give tenants a simple way to report leaks
  • Keep roof surveys on a rolling plan

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Landlords and letting agents in London Docklands book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photographs, which helps you plan work between tenancies.
