Landlord roof survey in Canary Wharf: what you get

Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays and at weekends, which can make access easier to arrange. Common reasons to book are worn ridges, hips and verges and flashings that have come away, on rented houses, blocks of flats and flat roofs on blocks.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Canary Wharf are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

How the survey changes by roof type

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there’s safe access, looking for staining, damp and daylight.

Signs you need a landlord roof survey in Canary Wharf

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Problems we come across often include:

  • Gutters overflowing onto walls
  • Failed flashings at walls and chimneys
  • Gaps where tiles or slates have slipped
  • Damp or stains in top-floor flats

If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

What to check before booking

  • Which limits apply to the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is in the quoted price
  • How soon the report will arrive

What a roof survey includes

Roofs, chimneys and gutters in Canary Wharf

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Canary Wharf is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.8 miles south lies Queen's House, a reminder of how long the area around Canary Wharf has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Canary Wharf station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Our Lady and St Joseph Catholic Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Canary Wharf: your questions answered

Is my home in Canary Wharf listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Canary Wharf?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you need to get into tenants’ homes?

That depends on the layout. Often we need the loft and certain flats and access is arranged by you or your agent. We will confirm what we need as you book.

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes an hour or two for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Leave a clear route to the loft
  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
