Landlord roof survey in Heron Quays

With a shared roof, it is not always clear what’s wrong or where. We check the roof from each safe vantage point including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We survey flat roofs on blocks, blocks of flats and gutters and downpipes, and the problems we’re asked to look at most are gutters overflowing onto walls and damaged pots and flaunching.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Heron Quays questions

How do I find out if my home in Heron Quays is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Canary Wharf station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.

How long is the visit?

Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. We will confirm the timing when booking.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Shared chimney stacks

Chimneys often let water in at the flashings. We note what we can see.

Landlord roof surveys in Heron Quays: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Queen's House about 1.7 miles south-east, Heron Quays sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you live in an older home near St Peter's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces like Sir John McDougall Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Why it is worth a survey now in Heron Quays

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we cannot see

In fairness, there are limits to any roof survey:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • A full building survey of every part of the property

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Rented houses

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Heron Quays runs like any other.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Book gutter clearing at least once a year
  • Hold on to old reports to compare later
  • Don’t wait for a leak to survey the roof
  • Get legal advice on lease responsibilities

We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

When to book a survey in Heron Quays

Shared roofs can fall between owners. Each party may assume someone else is dealing with it, so maintenance gets put off. An independent report helps everyone see the facts.

Signs worth acting on include:

  • Leaks into upper flats
  • Damaged party-wall upstands or parapets
  • Mortar falling from ridges and verges
  • Blocked gutters over flats

If you let a flat or house near Canary Wharf station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What experience they bring
  • What the survey will not cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
