Landlord roof surveys for homes and businesses in Limehouse
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. We survey flat roofs on blocks, converted houses and blocks of flats, and the problems we are asked to look at most are worn ridges, hips and verges and slipped or missing slates and tiles.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Limehouse as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Different roofs, different checks
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We note what we can see.
What this survey cannot tell you
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- A full building survey of every part of the property
- Asbestos testing of roof sheets or soffits
- Areas behind locked flats or blocked hatches
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
What we look at
- Converted houses
- Gutters and downpipes
- Rented houses
- Flat roofs on blocks
- Shared roofs
- Blocks of flats
Limehouse: your questions answered
How do I find out if my home in Limehouse is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will parking be an issue for a roof survey in Limehouse?
Sometimes, yes. If Limehouse has controlled parking where you are, a visitor permit is the easiest answer.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.
Do you advise on who is responsible under the lease?
No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Is this survey just for landlords?
Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Owners in a shared building book it too.
How long does a landlord roof survey take?
It typically takes about one to two hours at most homes, and longer for a large or complex roof. We will give you an idea when booking.
Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Roofs, chimneys and gutters in Limehouse
Sutton House, about 2.4 miles north, is one of the historic houses in the wider area around Limehouse. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Limehouse is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Limehouse station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as St Paul's Bow Common are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Stepney Greencoat Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Keep pets out of the way during the survey

Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
