Flat roof surveys for homes and businesses in Limehouse

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, single-ply membranes and felt flat roofs, and people most often book us about dips that suggest the deck is deflecting and outlets that hold water back.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Limehouse, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Limehouse

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Your questions about flat roof surveys in Limehouse

Is my home in Limehouse listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover commercial flat roofs around Limehouse?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two at a typical home, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Tell us about parking before the day
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Do you need a flat roof survey in Limehouse?

Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey can pick up problems such as:

  • Cracked or split membrane
  • Damaged trims at the roof edge
  • Gaps at upstands and abutments
  • Blistering in felt or asphalt

If you run a business near Surrey Quays Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Before you book anyone

  • How long they’ve been surveying roofs
  • Whether VAT is added on top
  • Their drone registration, if they fly one

What to expect from a roof survey

Different roofs, different checks

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We look at how the covering is finished around each rooflight and upstand.

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep outlets clear of leaves and moss
  • Watch the ceilings below the flat roof for stains
  • Book a survey every few years
  • Ask contractors to protect the roof if they work on it

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What a flat roof survey looks like in Limehouse

About 2.4 miles north lies Sutton House, a reminder of how long the area around Limehouse has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Limehouse has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Anyone responsible for a site like Stepney Greencoat Church of England Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you run a hotel or guest house in or near Limehouse, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.
