Independent flat roof surveys in Stepney

Flat roof surveys for homes and businesses in Stepney

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about standing water left after rain and raised blisters across the surface, a survey will tell you what’s going on, on single-ply membranes, mastic asphalt and GRP fibreglass alike.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Stepney, the roof above may belong to the building rather than one flat.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local flat roofs in Stepney

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are several hotels within about a mile and a half of Stepney. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

With Mansion House about 1.7 miles west, the area around Stepney has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. Hotels and guest houses near Stepney can’t easily close rooms for a leak, so it pays to find faults before guests do.

Stepney questions

Is my home in Stepney listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover commercial flat roofs around Stepney?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What’s the best way to book?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In Stepney, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof won’t leak in future
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we look at

  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets

Why get it checked now?

Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In Stepney, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

When to book a survey in Stepney

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Damaged trims at the roof edge
  • Water getting in at rooflights
  • Blocked or damaged outlets
  • Splits, cracks and crazing

If you run a business near Surrey Quays Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Choosing a roof surveyor

  • Whether the price includes VAT
  • Is there a chance to talk the report through?
  • How they plan to inspect the roof safely
  • What insurance they carry
