Independent roof leak investigations in Stepney

How the survey works

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Stepney we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared
  • Make a note of anything you’d like us to look at

How a roof leak investigation works in Stepney

Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. Typical surveys look at damp ceilings under a flat roof and leaks at a dormer or roof window, on the roof space, rooflights and dormers and lead flashings.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Stepney, inside and out. It is useful to know when the water appears and in what weather.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Stepney questions

Is parking a problem for a survey in Stepney?

Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do you cover Stepney?

Yes. Our area covers London and South East England, and Stepney is part of that. You can phone 07833 053749 or send us an email with the address and a few details.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Is it a leak or condensation?

It is a common question. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Roof by roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Roof leak investigations around Stepney

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in. Historic houses like Mansion House, about 1.7 miles west, show how far back building in the area around Stepney goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Stepney Green Park shed leaves that can end up in nearby gutters. For businesses in and around places such as Surrey Quays Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Take a building like Redlands Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

What a roof leak investigation doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • The roof space

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Useful tips for Stepney property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Catch drips in a bucket and protect the floor
  • Let us know what has already been tried
  • Keep water away from lights and sockets
  • Record whether it leaks in every downpour or only some

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
