Chimney survey in Stepney
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. If you are worried about cracked or missing flaunching and loose, cracked or missing pots, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Do you need a chimney survey in Stepney?
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.
It is worth booking a survey if you’ve seen:
- Cracked or missing flaunching
- Gaps where the stack meets the roof
- Worn or missing pointing
- Loose, cracked or missing pots
Landlords with a home close to Whitechapel station may find that the gap between tenancies is a good time to have the roof looked at.
Choosing a roof surveyor
- Whether VAT is added on top
- How much experience they have with roofs like yours
- Whether the loft is part of the inspection
- When you’ll get the report
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. In Stepney, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.
Preparing for the visit
- Jot down any questions you want answered
- If you are buying, let the agent know when we are coming
- Leave side gates unlocked

Different roofs, different checks
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.

Questions from Stepney
Can a landlord with a rental near Whitechapel station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Can parking be tricky for a visit in Stepney?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.
How can you see the top of the stack?
We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Do you work in Stepney?
Yes. Our area covers London and South East England, and that includes Stepney.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Roofs, chimneys and gutters in Stepney
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. With Mansion House about 1.7 miles west, Stepney sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Living close to Stepney Green Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For an older house near a landmark such as St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Stepney is about 2 miles south of Hackney, in Greater London. Roofs in Stepney get the same thorough look as anywhere else in Greater London. We cover towns and villages across Greater London, from the larger towns to small villages.
Surveys in E1 and E2 are booked the same way as anywhere else. Local streets include Beaumont Square, Rectory Square and Carlton Square, and we cover them all. Nearby too are Stepney Green Park (less than half a mile south-east) and Black Horse Public House (within half a mile north-east). There’s a railway station in Stepney itself: Whitechapel station. A little further out are Tower of London (1.4 miles south-west) and Young V&A (0.6 miles north). Open spaces near Stepney include St. James's Park Lake and Lavender Pond.
What a chimney survey doesn’t cover
A survey is a careful look at the chimney stack, but it can’t do everything. Its limits include:
- Whether the flue is safe to use
- Whether a gas appliance or its flue is safe
- Whether a stack needs rebuilding on structural grounds
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Brick chimney stacks
- Flaunching
- Shared and party-wall stacks
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
Can I check my roof myself?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Surveys for landlords and agents in Stepney
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
