Wondering about the roof at a property in Stepney? You can book a pre-purchase roof survey in Stepney and across Greater London, with plain-English findings.

  • Signs of past leaks inside the loft
  • Gutters that overflow or drip at the joints

Pre-purchase roof surveys in Stepney

Roof by roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

Pre-purchase roof surveys for homes and businesses in Stepney

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about signs of past leaks inside the loft and patch repairs that may hide an ongoing problem, we can find out what’s behind it.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Stepney, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Landlords, agents and block managers in Stepney

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Prices for pre-purchase roof surveys in Stepney

We confirm the price for your survey before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

To price your survey accurately, we’ll ask about:

  • What made you get in touch
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them

You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • Find any records of previous roof work
  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared

How to book

Advice

Buying a home or a new roof in Stepney

Stepney is about 2 miles from the edge of the flight restriction zone around London City Airport. If the drone is used for your survey, the exact boundary is checked for the address first. Historic houses like Mansion House, about 1.7 miles west, show how far back building in the area around Stepney goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Whitechapel station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Controlled parking zones are common in London, so mention any permit rules for Stepney.

Stepney: your questions answered

Is my home in Stepney listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Stepney?

Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Is Stepney in your area?

Yes. We cover Stepney and the rest of Greater London. For a price, call 07833 053749 or use the contact form.

How do I arrange a pre-purchase roof survey in Stepney?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Do you need a pre-purchase roof survey in Stepney?

A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Most people get in touch when they’ve noticed one of these:

  • Flashings that have lifted or split
  • Gutters choked with leaves and moss
  • A ridge or slope that dips
  • Old water stains in the loft space

The streets around a church such as St Peter's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
