Flying and imaging in Stepney
Within a mile and a half or so of Stepney there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Stepney is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
Mansion House lies about 1.7 miles west, so building around Stepney goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. If you look after a building like Redlands Primary School, a view from above covers a wide roof far faster than walking it. Stepney is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised.

Thermal roof surveys for homes and businesses in Stepney
Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey loft conversions, pitched roof slopes and commercial roofs, and the problems we are asked to look at most are stains that keep coming back and possible trapped moisture under a flat roof covering.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at, in Stepney as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Keep the report to compare against after any repair
- Check from the ground or a window, never by climbing
- Check outlets after heavy rain
- Keep dated photos of any marks on ceilings
If the images suggest moisture that cannot be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
Different roofs, different checks
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.
Surveys for landlords and agents in Stepney
Landlords and letting agents in Stepney book surveys as well as householders. The report gives you a dated record of the roof, with photos.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Why act early in Stepney
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Questions from Stepney
Can parking be tricky for a visit in Stepney?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Is my home in Stepney listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
What can thermal imaging tell me about my roof?
The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
What’s in the report?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
Can I check my roof myself?
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes an hour or two on an ordinary house, and more on a big or complicated roof. For a visit in Stepney, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear
- Keep pets in another room
