Thermal roof surveys in Mile End: local notes

Historic houses such as Sutton House, about 1.8 miles north-west, show how far back building in the area around Mile End goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. The flight restriction zone around London City Airport comes within about 1 mile of Mile End. Where the drone is part of the survey, the exact boundary is checked for the address first.

As a London address, Mile End can be tricky for parking: tell us about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised. A roof leak in a hotel or guest house around Mile End means lost rooms as well as repairs, so it pays to find faults before guests do.

Thermal roof survey in Mile End: what you get

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. If you’ve noticed areas losing heat at the eaves and junctions and possible trapped moisture under a flat roof covering, a survey will tell you what’s going on, on ceilings below the roof, insulated roof spaces and pitched roof slopes alike.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Mile End is checked before any drone flight, and permission is never taken for granted.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Surveys for landlords and agents in Mile End

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

Questions from Mile End

Does a conservation area affect roof work in Mile End?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is drone flying allowed in Mile End?

The answer turns on the exact location and the conditions on the day. Mile End is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • The roof’s overall size
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Helping us price your survey

Before you get in touch, it helps to have:

  • The property’s address and postcode
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • What made you get in touch

Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building

Book a survey

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

Common roof problems in Mile End

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

Look out for signs like these:

  • Water getting in at parapets and stacks
  • Cold areas below the roof
  • Gaps in loft insulation
  • Wet areas near outlets and upstands

If you own one of the older houses in the streets near Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Whether the price includes VAT
  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the roof space is looked at, where there is one
