Electronic leak detection for homes and businesses in Stepney

Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work and parts may need to be lifted. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing is not possible, we will say so. We survey roof terraces and balconies, liquid-applied waterproofing and commercial flat roofs, and people most frequently book us about new roofs to check before paving or planting and stains far from any visible defect.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Stepney, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. For a visit in Stepney, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • How wet the insulation is
  • Leaks from walls, copings or rooflights
  • Repairing the breaches (that is for your roofer)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Commercial flat roofs

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Do not leave water getting in
  • Consider ELD before paving or planting goes on
  • Find the breach before more patching
  • Tell us about the membrane and build-up if you know it

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

Why it is worth a survey now in Stepney

Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Common questions in Stepney

How do I find out if my home in Stepney is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover commercial flat roofs around Stepney?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Local flat roofs in Stepney

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Mansion House about 1.7 miles west, Stepney sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Redlands Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Whitechapel station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you own one of the older houses in the streets near St Peter's Church, flat-roofed rear additions and dormers added over the years are worth checking.
