Landlords, agents and block managers in Limehouse

Letting agents and landlords in Limehouse book surveys as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

About our roof survey in Limehouse

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed debris building up in roof valleys and ridge tiles that have lifted or moved, we can find out what’s behind it, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Limehouse are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two for most houses, or half a day or so for a commercial building. For a visit in Limehouse, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

Limehouse homes and their roofs

Limehouse is about 1 mile from the edge of the flight restriction zone around London City Airport. If the drone is used for your survey, we check the exact boundary for the address before flying. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 2 miles from Limehouse. Where the drone is part of the survey, the address is checked against it before any flight.

Historic houses such as Sutton House, about 2.4 miles north, show how far back building around Limehouse goes. On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church such as St Paul's Bow Common are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Shop and office owners around Surrey Quays Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Limehouse is about 2 miles east of Whitechapel, in Greater London. Limehouse gets the same service as everywhere else we work: a proper look at whatever is safely visible, photographs and a clear written report. We cover towns and villages across Greater London, from the larger towns to small villages.

Here we cover the E14, E3 and E1 postcode area for roof surveys. If you need a roof survey at a property on Oak Lane, Bale Road and Wharf Lane or a nearby road, we can survey it. Neighbouring places we cover for roof surveys include Bow Common (1 mile east), Mile End (1 mile north), Ratcliff (1 mile south-west), Stepney (1 mile west) and Shadwell (1 mile south-west). We also work in nearby towns such as London (3 miles south-west), City of Westminster (5 miles west), Marylebone (5 miles west), Kensington (7 miles west), St Pancras (4 miles west) and Walthamstow (5 miles north).

Limehouse questions

Do you survey roofs for landlords with property near Limehouse station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Limehouse?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Is Limehouse in your area?

Yes. We survey roofs in Limehouse and the rest of Greater London. To book, call 07833 053749 or drop us an email.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

Getting in touch

Here’s what helps us most when you get in touch:

  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Dates you’re working to, such as exchange
  • Any marks or damp showing indoors

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Roof by roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof
  • Include dormers, porches and garages when booking
  • Take photos of any leaks as they happen

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
