About our flat roof survey in Heron Quays
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey EPDM rubber, single-ply membranes and felt flat roofs, and people most often book us about splits and cracks in the covering and failed upstands where the roof meets a wall.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Heron Quays, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

FAQs for Heron Quays
Do you look at commercial flat roofs near Heron Quays, such as hotels?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Is parking a problem for a survey in Heron Quays?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is Heron Quays in your area?
Yes. Our area covers London and South East England, and that includes Heron Quays.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long does the survey take?
It usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We’ll confirm the timing when booking.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Check pets are kept safely away
- Leave a clear route to the loft
- For a flat or shared roof, check access with the building owner or managing agent
Arrange a survey
Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Common roof problems in Heron Quays
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Common reasons to book include:
- Water getting in at rooflights
- Dips that suggest the deck is deflecting
- Edge trims that have lifted or split
- Pools of water lying on the roof
Hotels and guest houses near Heron Quays can’t easily close rooms for a leak.
Before booking any roof surveyor

Flat roofs in Heron Quays
Within a mile and a half or so of Heron Quays there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For landlords with property near Canary Wharf station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you run a business near Surrey Quays Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Useful tips for Heron Quays property owners
A survey works best with a little help from you, before and after. Tips:
- Check that new brackets or units haven’t damaged the covering
- Watch the ceilings below the flat roof for stains
- Keep people off the roof unless they need to be there
- Have the roof looked at again after a severe storm
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
Different roofs, different checks
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Structural calculations, which need a structural engineer
- Hidden layers beneath the covering
- Parts of the roof that aren’t safe to walk on or view
