  • Frost-damaged brickwork on the stack

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden damage within the stack
  • Areas we cannot view from safe positions
  • Checks on boilers, fires or their flues

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks

Chimney surveys for homes and businesses in Poplar

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We survey flaunching, chimney breasts and brick chimney stacks, and people most frequently book us about flashings pulling away from the stack and a stack that appears to lean.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Roofs, chimneys and gutters in Poplar

The wider area around Poplar has a long history of building, with Queen's House about 1.9 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to St Peter's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Canary Wharf station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Surrey Quays Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Poplar is about 2 miles south-west of Plaistow, in Greater London. Whether the building in Poplar is a house, a flat or a commercial unit, we can survey the roof. Poplar is one of the places in Greater London we cover for chimney surveys.

Surveys in E14, SE16 and E22 work the same way as everywhere else we cover. We offer chimney surveys to properties on Market Way, Castor Lane and Dockyard Lane. Being close to the A102 and A1261, Poplar is easy for us to reach for chimney surveys. Close by, we survey roofs in London Docklands (1 mile south), Canary Wharf (1 mile south-west), Heron Quays (1 mile south-west), Coldharbour (1 mile south-east) and Blackwall (1 mile east). Further out, we also cover London (3 miles west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (5 miles west) and Shoreditch (3 miles north-west).

Around Poplar

We work in homes and buildings around Bartlett Park, Langdon Park Secondary School and Our Lady and St Joseph Catholic Primary School and the streets around them. Poplar has its own railway station: Canary Wharf station. A little further out are Museum of the Book (0.8 miles north-west) and Poplar Hospital (0.6 miles north-east). Not far away are Lavender Pond and St. James's Park Lake.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Poplar runs like any other.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Prices for chimney surveys in Poplar

Not every roof costs the same to survey, for these reasons:

  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Poplar: your questions answered

Does a conservation area affect roof work in Poplar?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Poplar?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What should I do with a chimney I do not use?

There’s no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
