Need electronic leak detection in Poplar?

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Poplar moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft
  • If it is not your property yet, arrange access through the agent

About our electronic leak detection in Poplar

Some flat roofs cannot be tested electronically. Some membranes conduct electricity themselves and some roofs don’t have a suitable layer beneath the membrane. If your roof is not suitable, we’ll tell you at the start. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It avoids arranging a test that can’t give results. We’re often asked to look into punctures from foot traffic or tools and a flat roof leak that can’t be traced, on green roofs, liquid-applied waterproofing and commercial flat roofs.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Poplar, the roof above may belong to the building rather than one flat.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Do you need electronic leak detection in Poplar?

Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in long before anyone notices.

It is worth booking a survey if you’ve seen:

  • Holes around roof penetrations
  • New membranes needing a check before handover
  • Leaks under green or ballasted roofs
  • Failed seams and laps

Historic houses such as Queen's House, about 1.9 miles south, show how far back building around Poplar goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

Before you book any roof surveyor

  • What they will not be able to tell you
  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is in the quoted price

What to expect from a roof survey

What this survey can’t tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Areas we cannot reach or that can’t be tested
  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Flat and commercial roofs around Poplar

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Within a mile and a half or so of Poplar there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For hotels and guest houses around Poplar, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Take a building like Tower Hamlets College: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Different roofs, different checks

Green and ballasted roofs

Some layers may need lifting for testing. We explain what’s needed when we quote.

Single-ply membranes

Some single-ply membranes suit electronic testing well, depending on the type and build-up.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
