How a gutter survey works in Leamouth
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Common reasons to book are leaves and moss blocking gutters and valley or box gutters that overflow inside, across eaves gutters, downpipes and parapet and box gutters.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Leamouth as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Leave it or get it looked at?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

How the survey changes by roof type
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.

Leamouth: your questions answered
Will parking be an issue for a roof survey in Leamouth?
Parking in Leamouth, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
Is my home in Leamouth listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What’s the price of a gutter survey?
Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or send us an email.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it is safe and a drone where it applies.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Prices for gutter surveys in Leamouth
Prices vary from roof to roof, and it comes down to:
- Height and safe access
- Roof area
- The use of thermal imaging or a drone

The survey, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Leamouth moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Check the loft hatch can be reached
- Keep pets inside or away from the areas we’re looking at
- Mention any parking restrictions on your street

What we’re asked to look at in Leamouth
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
A survey makes sense if you’ve noticed:
- Overflowing valley or parapet gutters
- Gutters that have fallen out of line
- Overflowing eaves gutters
- Rotten fascias or stained soffits
If you live near a park such as Bow Creek Ecology Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Gutter surveys around Leamouth
The wider area around Leamouth has a long history of building, with Queen's House about 2.1 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Leamouth is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like St Luke's Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own one of the older houses in the streets near Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look.
