Pre-purchase roof survey in Poplar, Greater London
A roof survey before you buy a house or flat for Poplar, from an experienced roof surveyor. You get a clear written report with photos.
- Flashings that have lifted or split
- Blocked or leaking gutters
- Signs of past leaks inside the loft
How a pre-purchase roof survey works in Poplar
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. We survey chimney stacks, natural slate and gutters and downpipes, and common reasons people get in touch are bitumen or mortar used in place of proper repairs and flashings that have lifted or split.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Poplar or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it’s a flat, the lease typically sets out who is responsible for the roof.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from ground level
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, so it can fit around a tight timetable. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. For a visit in Poplar, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- For flats, check roof access has been agreed
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller

Advice
Poplar questions
Can you fly a drone over a roof in Poplar?
Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport covers Poplar, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. Poplar is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.
How do I find out if my home in Poplar is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
When to book a survey in Poplar
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs.
Things that often lead to a survey include:
- Worn or lifted lead flashings
- Slates or tiles that have slipped or gone
- Ponding, blisters or splits on a flat roof
- A ridge or slope that dips
For an older house near a landmark such as St Peter's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Before booking any roof surveyor
- Whether VAT is in the quoted price
- Whether the inside of the roof is included
- What insurance they carry
- How much experience they have with roofs like yours
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Ask for loft access on the day
- Arrange the survey as soon as your offer is agreed
- Mention any deadline when you get in touch
- Notice patches of new decoration in top-floor rooms
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
Surveys for landlords and agents in Poplar
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Pre-purchase roof surveys around Poplar
Historic houses like Queen's House, about 1.9 miles south, show how far back building in the area around Poplar goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Poplar is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. If the drone is used for your survey, the address is checked against it before any flight.
Parking in Poplar, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book. Landlords with a home close to Canary Wharf station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
