About our electronic leak detection in Maze Hill

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. We survey commercial flat roofs, liquid-applied waterproofing and single-ply roofs, and people most frequently book us about leaks under green or ballasted roofs and patched roofs that still leak.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Maze Hill, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Tell us about parking before the day

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Advice

Flat roofs in Maze Hill

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Maze Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Maze Hill has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Anyone responsible for a site like John Roan School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Historic houses like Queen's House, about 0.3 miles west, show how far back building around Maze Hill goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Maze Hill is about 1 mile north-east of Greenwich, in Greater London. In Maze Hill, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Questions from Maze Hill

Can you look at the flat roof of a hotel or office near Maze Hill?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Is my home in Maze Hill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Common roof problems in Maze Hill

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Some are too small to see, but still let water through.

Signs worth acting on include:

  • Water coming in under a flat roof
  • Leaks at pipes, outlets or fixings
  • Punctures from foot traffic or tools
  • Stains far from any visible defect

For an older house near a landmark such as Christ Church, flat-roofed rear additions and dormers added over the years are worth checking.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • What they will not be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely

What a good roof survey covers

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Water entering through details rather than the membrane
  • Repairing the breaches (that is for your roofer)
  • How wet the insulation is

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

  • Green roofs

What affects the cost of electronic leak detection

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • The roof’s overall size
