Pre-purchase roof surveys near Maze Hill

How a pre-purchase roof survey works in Maze Hill

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers, and the problems we’re asked to look at most are lead that has worked loose at a wall or chimney and blistered or split felt on a flat roof.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Maze Hill, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Buying a home or a new roof in Maze Hill

Historic houses like Queen's House, about 0.3 miles west, show how far back building in the area around Maze Hill goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Maze Hill station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like Maze Hill, it helps to know about controlled parking before the day. The streets around a church such as Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How we price pre-purchase roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

What we need to know

A little information up front helps. It helps to include:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

We confirm the price for your roof before booking, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or send us an email.

Useful tips for Maze Hill property owners

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Do not leave it until just before exchange
  • For a flat, check who is responsible for the roof
  • Ask for loft access on the day
  • Find out whether the roof has been replaced or patched

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

What happens if roof problems are left?

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Common questions in Maze Hill

How do I find out if my home in Maze Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Maze Hill?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

How do I book a survey in Maze Hill?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you inspect the roof from on top?

Where it is safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

What a pre-purchase roof survey does not cover

It helps to know what a survey will not do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that is a RICS home survey)

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Surveys in Maze Hill can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you are buying, let the agent know when we’re coming

How to book

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
