For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

About our gutter survey in Maze Hill

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. We are frequently asked to look into downpipes that are split or coming away and fascia boards damaged by overflowing water, across eaves gutters, downpipes and fascias and soffits.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Maze Hill are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Preparing for the visit

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes

Different roofs, different checks

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Your questions about gutter surveys in Maze Hill

Can parking be tricky for a visit in Maze Hill?

Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Maze Hill is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How long will you be on site?

It normally takes about one to two hours for a house, or half a day or so for a commercial building. We’ll give you an idea when you book.

What’s the best way to book?

It’s easiest to phone 07833 053749 or email us. Give us the address and some details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Local roofs in Maze Hill

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.3 miles west lies Queen's House, a reminder of how long the area around Maze Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Homes near green spaces such as East Greenwich Pleasaunce can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak. Take an older house close to Christ Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
