Our roof survey service in SE4
We survey roofs in SE4 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or send us an email. We are often asked to look into worn lead at chimneys and abutments and standing water on a flat roof, across lead flashings, the roof space and clay and concrete tiles.
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours for a house, and longer for a large or complex roof.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We look at the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
What affects the price in SE4

How to book
A quick phone call is normally the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
Local landmarks in Telegraph Hill
Locally, jobs take us to homes and businesses close to Fordham Park, St Catherine's Hatcham and Haberdashers' Hatcham College and the streets around them. Telegraph Hill has its own railway station: Brockley station. Other landmarks nearby include Southwark Adult Education Institute (0.6 miles north-west) and Lewisham Shopping Centre (1.4 miles east). Not far away are St. James's Park Lake and New Cross Gate Cutting.
Roofs, chimneys and gutters across SE4
Owners across SE4, from New Cross, Nunhead and Telegraph Hill to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in SE4. Where permission is needed, the flight waits for it.
Telegraph Hill: Queen's House, about 2 miles north-east, is one of the historic houses in the wider area around Telegraph Hill. Older homes in the area may have roofs that need matching materials when work is done. Take a building like Haberdashers' Hatcham College: large buildings have long gutter runs and big roofs that need checking like any other.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Mention any flat roofs as well as the main roof
- Stay off ladders and the roof
- Tell us about any leaks or stains you’ve seen
- Make sure we can open the loft hatch
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Why get it checked now?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them.
What to check before booking
- Whether the loft is part of the inspection
- What insurance they carry
- Is VAT included in the price?
- How long the report takes to arrive
DIY checks: what’s safe
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Landlord and commercial surveys in SE4
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Different roofs, different checks
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Common questions in SE4
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.
Is SE4 in your area?
Yes. Our area covers London and South East England, and that includes SE4.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
