About our roof survey in Nunhead
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed water stains on rafters and ceiling joists and cracked mortar along the ridge, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Nunhead has one, it needs checking from somewhere that can actually see it.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Common questions in Nunhead
Is parking a problem for a survey in Nunhead?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Is my home in Nunhead listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How do I book a survey in Nunhead?
Just ring 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Clear the loft hatch area before we arrive
- Check the roof from ground level after storms
- Have details of recent roof work to hand
- Ask about a flat roof on an extension or garage too
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
What a roof survey doesn’t cover
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- How the roof will behave in every kind of weather
- A structural engineer’s report
- Asbestos testing of any kind
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

How it works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a London area like Nunhead, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- If you are buying, check with the agent that we can get in
- Make sure pets are kept safely away
- Make a note of anything you’d like us to look at

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

What we look for on each type of roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Roof surveys in Nunhead: local notes
About 2.4 miles north-east lies Queen's House, a reminder of how long the area around Nunhead has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For businesses in and around places such as Lewisham Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Peckham Rye shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you own one of the older houses in the streets near Saint Antony with Saint Silas, its chimney, valleys and lead work are likely to be the parts that need attention first.
