Local roofs in Nunhead

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.4 miles north-east lies Queen's House, a reminder of how long the area around Nunhead has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Ivydale Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Nunhead station may find that the gap between tenancies is a good time to have the roof looked at. Trees in and around Peckham Rye shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Gutter survey in Nunhead

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. If you’re worried about overflowing valley or parapet gutters and joints that drip after rain, we can find out what’s behind it, whatever the roof.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Nunhead are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that can’t be seen safely
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits

How the survey changes by roof type

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. We look at the outlets, linings and overflows where safe.

What affects the cost of gutter surveys

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Basic, Standard or Premium

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. In Nunhead, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Common questions in Nunhead

Can parking be tricky for a visit in Nunhead?

Parking in Nunhead, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Does a conservation area affect roof work in Nunhead?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
