Independent gutter surveys in Telegraph Hill

Gutter survey in Telegraph Hill

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, fascias and soffits and eaves gutters, and the problems we are asked to look at most are gutters packed with leaves or moss and water spilling over the gutter edge.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Telegraph Hill can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure we can get to the back of the property

Telegraph Hill homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Telegraph Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2 miles north-east lies Queen's House, a reminder of how long the area around Telegraph Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Brockley station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Catherine's Hatcham, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Telegraph Hill is about 1 mile south-west of New Cross, in Greater London. Surveys in Telegraph Hill work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. Telegraph Hill is one of the places in Greater London we cover for gutter surveys.

We survey roofs across SE4, SE15 and SE14 for gutter surveys and the streets around it. That includes homes and businesses on Mona Road, Pepys Road and Kitto Road and the roads around them. Close by, we survey roofs in Nunhead (1 mile south-west), New Cross (1 mile north-east), Peckham (1 mile north-west), St Johns (1 mile east) and Brockley (1 mile south-east). Within a short drive, we also cover London (3 miles north-west), City of Westminster (6 miles north-west), Marylebone (6 miles north-west), Kensington (7 miles west), St Pancras (5 miles north-west) and Shoreditch (4 miles north).

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check downpipe clips are holding
  • Check from the ground or a window, not a ladder
  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too

You receive a report with photographs and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Do you need a gutter survey in Telegraph Hill?

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

A survey makes sense if you’ve noticed:

  • Leaves and moss blocking gutters
  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris
  • Valley or box gutters that overflow inside

For site and facilities teams at buildings like Haberdashers' Hatcham College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking anyone

  • How long the report takes to arrive
  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Surveys for landlords and agents in Telegraph Hill

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

FAQs for Telegraph Hill

Is my home in Telegraph Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Telegraph Hill?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.
