Nunhead roofs and the weather

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Nunhead is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the roof type helps narrow down where water may be getting in. The wider area around Nunhead has a long history of building, with Queen's House about 2.4 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Ivydale Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Nunhead station, a clear finding on where water gets in helps you brief a roofer right away.

Roof leak investigation in Nunhead: what you get

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. Common reasons to book are damp walls below an overflowing gutter and water that shows only in certain storms, across flat roof details, lead flashings and the roof space.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Nunhead, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Nunhead

How do I find out if my home in Nunhead is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will parking be an issue for a roof survey in Nunhead?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How do I book a survey in Nunhead?

Simply call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Why does not the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. That is why we trace the route rather than patching above the stain.

Do you need a roof leak investigation in Nunhead?

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Things that often lead to a survey include:

  • A leak that comes and goes with the weather
  • Wet patches on loft insulation
  • Wet patches high on an inside wall
  • Drips from nail tips in a cold loft

If you live in an older home near Saint Antony with Saint Silas, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What a roof survey includes

What a roof leak investigation does not cover

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • An intermittent leak that shows no trace on the day
  • Carrying out the fix

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check whether pipes or tanks run near the stain
  • Note the weather when the leak shows
  • Move stored items away from the hatch
  • Take dated photos of the leak

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Keep gutters, valleys and outlets clear, especially in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

These details help when you contact us:

  • The address and postcode of the property
  • Any deadline, such as an exchange date
  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access

To get a price for roof leak investigations in Nunhead, phone 07833 053749 or email us. Some details about the property and the roof help us price the survey accurately.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. In Nunhead, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Keep pets out of the way during the survey
