DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Roof leak investigation in Honor Oak

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at leaks that appear only in driving rain and staining around the chimney inside, on rooflights and dormers, slate and tile slopes and chimney stacks.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Honor Oak, inside and out. Tell us when the water shows, and in what kind of weather.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Signs you need a roof leak investigation in Honor Oak

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

We are often asked to look at:

  • Wet patches on loft insulation
  • Drips from nail tips in a cold loft
  • Damp on a chimney breast
  • Staining where a gutter or parapet meets the wall

For landlords with property near Honor Oak Park station, tracing a leak quickly matters when a tenant is living with it.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Whether VAT is added on top

Common questions in Honor Oak

Will parking be an issue for a roof survey in Honor Oak?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Is my home in Honor Oak listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at most homes, though large, tall or awkward roofs take more time. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe.

Leaks and storm damage in Honor Oak

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Kingswood House, about 1.9 miles south-west, show how far back building in the area around Honor Oak goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Living close to Peckham Rye is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like St Francesca Cabrini Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
