Need a roof leak investigation in Perry Vale?

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

About our roof leak investigation in Perry Vale

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it is safe to see it. If you are worried about damp on a chimney breast and leaks that appear only in driving rain, a survey will tell you what’s going on.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Perry Vale, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two, more where the leak is intermittent or the roof is large. You are welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Tell us about parking before the day
  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed

Common questions in Perry Vale

Do you cover Perry Vale?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Perry Vale?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does a roof leak investigation take?

The visit usually takes about one to two hours, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.

Is there anything I need to do ahead of the visit?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Perry Vale. For a price for a let property or a block, call 07833 053749 or use the contact form.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Why us?

  • 98% customer satisfaction
  • Drones and thermal imaging where applicable

What we look for on each type of roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see.

Wind, rain and roofs in Perry Vale

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from. The wider area around Perry Vale has a long history of building, with Kingswood House about 1.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Shop and office owners around Lewisham Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. Take an older house close to Christ Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself. For landlords with property near Forest Hill station, a tenant living with a leak needs the cause found, not just the stain painted over.
