What affects the price in Perry Vale

To price your survey, we check:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

These details help when you get in touch:

  • What made you get in touch
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What kind of property and roof it is

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Flat roof survey in Perry Vale: what you get

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are damaged trims at the roof edge and raised blisters across the surface, across EPDM rubber, felt flat roofs and upstands and outlets.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Perry Vale, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Why act early in Perry Vale

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What you get with us

  • More than 20 years surveying roofs
  • Clear package prices, with VAT included
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. In Perry Vale, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photographs and our recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

Advice

Perry Vale questions

Is parking a problem for a survey in Perry Vale?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover Perry Vale?

Yes, Perry Vale is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or email us with the address and a few details.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Flat and commercial roofs around Perry Vale

Historic houses like Kingswood House, about 1.7 miles west, show how far back building in the area around Perry Vale goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you run a business near Lewisham Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. Take an older house close to Christ Church: the joins between later flat roofs and the old walls are where problems typically start.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Common roof problems in Perry Vale

A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Problems we come across often include:

  • Failed upstands where the roof meets a wall
  • Outlets that hold water back
  • Failed seals around rooflight kerbs
  • Blistering in felt or asphalt

Parking in Perry Vale, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Before you book anyone

What to expect from a roof survey

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
