Flat roof surveys near New Cross

Roof by roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.

About our flat roof survey in New Cross

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey single-ply membranes, GRP fibreglass and EPDM rubber, and people most often book us about splits, cracks and crazing and leaks around rooflights.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in New Cross, the flat roof is often a shared part of the building.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In New Cross, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Leave side gates unlocked
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Your questions about flat roof surveys in New Cross

Is parking a problem for a survey in New Cross?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does a conservation area affect roof work in New Cross?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does the report include?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Prices for flat roof surveys in New Cross

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • Commercial roofs and larger buildings

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

These details help when you contact us:

  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Note where water lies after a downpour
  • Treat rooflights and old sheeting as fragile
  • Check the outlets after the leaves fall
  • Ask whoever fits equipment on the roof to make good the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Do you need a flat roof survey in New Cross?

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

Common reasons to book include:

  • Outlets choked with leaves and silt
  • Standing water left after rain
  • Cracked or split membrane
  • Damaged trims at the roof edge

Shop and office owners around Lewisham Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • How they plan to inspect the roof safely
  • Whether VAT is in the quoted price

Flat roof surveys in New Cross: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Queen's House, about 1.5 miles north-east, is one of the historic houses in the wider area around New Cross. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Myatt Garden Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near New Cross station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
