About our flat roof survey in Deptford

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. If you’ve noticed cracked or split membrane and blocked or damaged outlets, we can find out what’s behind it.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Deptford, the flat roof is often a shared part of the building.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Note where water lies after a downpour
  • Have the roof looked at again after a severe storm
  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

How we price flat roof surveys

Prices vary from roof to roof, for these reasons:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

You do not need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Deptford questions

How do I find out if my home in Deptford is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you look at commercial flat roofs near Deptford, such as hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Do you work in Deptford?

Yes. Our area covers London and South East England, Deptford included.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What does the report include?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

Do you climb onto every roof?

Only if it is safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

Local flat roofs in Deptford

Within a mile and a half or so of Deptford there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you run a hotel or guest house in or near Deptford, a roof problem can mean rooms out of use, so it pays to find faults before guests do. For businesses in and around places such as Lewisham Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take an older house close to St. Paul's: flat-roofed rear additions and dormers added over the years are worth checking.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two at most homes, and more on a big or complicated roof. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Check pets are kept safely away
  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
