Roof leak investigation in New Cross
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about staining around the chimney inside and water coming in around a roof light or dormer, we can find out what’s behind it, on flat roof details, valleys and parapet gutters and slate and tile slopes alike.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers normally exclude wear and tear, so it helps to know whether damage is old or new. A careful look in New Cross tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- If you’re buying, check with the agent that we can get in
- Gather any invoices or paperwork from past roof work

Advice
What we can’t see
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Leaks from plumbing, tanks or pipework rather than the roof
- Putting the leak right
- A structural engineer’s report
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.
What we check
- Slate and tile slopes
- Chimney stacks
- Lead flashings
- Rooflights and dormers
- Valleys and parapet gutters
- The roof space
- Flat roof details
Useful tips for New Cross property owners
A survey works best with a little help from you, before and after. Some tips:
- Check the loft is accessible
- Note the weather when the leak shows
- Leave roof access to professionals
- Keep water away from lights and sockets
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
What happens if roof problems are left?
Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Roof leak investigations in New Cross: local notes
The wider area around New Cross has a long history of building, with Queen's House about 1.5 miles north-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Shop and office owners around Lewisham Shopping Centre may find that finding where water is getting in quickly keeps disruption down. If yours is one of the older homes in the streets near St James's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you let a flat or house near New Cross station, a tenant living with a leak needs the cause found, not just the stain painted over.

Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.
Questions from New Cross
Do you cover New Cross?
Yes. Our area covers London and South East England, and New Cross is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Is my home in New Cross listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Why is the stain in a different place from the leak?
Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.
Do you use thermal imaging to find leaks?
Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
