Landlord roof survey in Perry Vale

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. Common reasons to book are gaps where tiles or slates have slipped and gutters overflowing onto walls, across blocks of flats, gutters and downpipes and rented houses.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Perry Vale has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Advice

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

A little information up front helps. It helps to include:

  • Dates you are working to, like exchange
  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or email us.

Perry Vale homes and their roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. With Kingswood House about 1.7 miles west, Perry Vale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park like Mayow Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Perrymount Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Rented homes, blocks and businesses

Landlords and letting agents in Perry Vale book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photographs.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

What we look for on each type of roof

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Roof spaces and lofts

Looking inside the roof frequently tells us more. We check it where there’s safe access, looking for staining, damp and daylight.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Who pays under the lease (that is a legal question)
  • A full structural assessment of the building
  • Confirming asbestos in older roof materials

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

Common questions in Perry Vale

Does a conservation area affect roof work in Perry Vale?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Forest Hill station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
