Sydenham Hill questions
Can a landlord with a rental near Sydenham Hill station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.
How do I find out if my home in Sydenham Hill is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Do you look in the roof space?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
How long does the survey take?
It normally takes between one and two hours for a single let house, with blocks of flats taking longer. You’ll then get the report by email, on the timescale of your package.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Landlord roof survey in Sydenham Hill
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. Common reasons to book are damaged party-wall upstands or parapets and choked outlets and gutters, across converted houses, rented houses and shared roofs.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Put urgent roof work at the top of the list
- Ask residents to report damp right away
- Keep roof surveys on a rolling plan
- Have gutters and outlets cleared every year
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Local roofs in Sydenham Hill
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Kingswood House, about 0.6 miles west, show how far back building in the area around Sydenham Hill goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building such as Kelvin Grove Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Long Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for example near Lewisham Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What a landlord roof survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Legal advice on leases or service charges
- Asbestos testing of roof sheets or soffits
- Structural calculations or an engineer’s report

Different roofs, different checks
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed and get close attention.
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. We record what we see.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.
What happens on the day
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a house; commercial roofs usually need 3–4 hours. For a visit in Sydenham Hill, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the loft space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
How to prepare
- Tell us about parking before the day
- Let us know about any leaks, stains or damp patches you know of
- Keep pets inside or away from the areas we are looking at
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.

Why it is worth a survey now in Sydenham Hill
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Any roof job in Sydenham Hill means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
