Dulwich homes and their roofs

The wider area around Dulwich has a long history of building, with Kingswood House about 1.1 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Dulwich is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building like St Anthony's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Dulwich Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of West Dulwich station, the gap between tenancies is a good time to have the roof looked at.

Landlord roof survey in Dulwich

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey converted houses, flat roofs on blocks and rented houses, and people most often book us about leaking joints at party walls and damp or stains in top-floor flats.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Dulwich with this kind of roof, the hidden gutter is one of the first things to check.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What happens on the day

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes between one and two hours at most homes, though large, tall or awkward roofs take more time. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Dulwich moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

Your questions about landlord roof surveys in Dulwich

Does a conservation area affect roof work in Dulwich?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near West Dulwich station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

What’s the best way to book?

To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Is Dulwich in your area?

Yes. We cover Dulwich and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or send us an email.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Surveys for landlords and agents in Dulwich

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

How the survey changes by roof type

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access, looking for staining, damp and daylight.

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

What this survey can’t tell you

It is useful to know what a survey will not do before booking:

  • A full building survey of every part of the property
  • Parts of the roof we cannot safely see or access
  • Asbestos testing of roof sheets or soffits

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.
